Asset Management

Guardian Equity Asset Management Group's goal is enhancing value and maximizing returns to owners through overseeing property performance and preservation of the physical asset. The goals of the property management team have to be set in a strategy rooted in asset management, with diligent monitoring to ensure accountability. Some key areas of focus are the following:

  • Aligning investment goals/objectives/exit strategies with a point of convergence for asset management
  • Daily performance through cash flow, market value rental analysis, and how the property is being maintained and improved
  • Budget vs Actual review with Property Management/Operations to ensure a clear understanding of variances
  • Reviewing maintenance and capital improvements needs
The Asset Management Group is led by Gary Blumberg, Chief Investment Officer of Guardian Equity whose experience totals over 30 years within the industry. Originally trained as a CPA, his ability to analyze financial situations considering depreciation are an indispensable tool in Asset Management behind the initial strategy and implementation.



Property Management

The Operations team at Guardian Equity Management, LLC systematically manages each property with an owner/operator mentality. The company serves as an operating partner both for thousands of units the founder owns along with thousands of units fee managed for other owners and commercial banks. Some highlights of our approach include:

  • Revenue enhancement through aggressive marketing platforms to push market rents, reduce concessions, and improve occupancy
  • Reducing turnover through resident retention strategies that recognize the value of keeping a current tenant happy and capturing their renewal which far exceeds the net economic value of a new lease
  • Managing expenses to deliver net income at or above projected levels without neglecting the needs of the asset
  • Staying abreast of market trends both at a macroeconomic level and all the way down to the exact occupancy, rents, and availability of competing properties in the same asset class and submarket as the subject property
  • Treating employees like customers, not just residents, as we recognize that happy employees create value for our tenants and lead to referral business and reduced turnover as well as high quality property maintenance
Operations is led by Carolyn Howard, Chief Operations Officer, who has over 20 years of property management experience. Her consistent creativity to existing marketing blue prints, have been known to outperform similar company’s in occupancy by close to 10%, which in turn, leads to higher revenue.
